DEAR BUYERS,
I was very fortunate to be able to raise my children at 43 Foxtail Avenue! To say it is family-friendly is an understatement. The carloads of children visiting the neighbourhood for trick-or-treating are a testament to all the fun. Elementary and high school bus stops are less than 30 feet from the house! With Maple Park playground and swimming pool located just across the street from the subdivision, and Gerry Berkhout Trail only 1km down the country road, staying active is easy for all ages. The location is also incredibly convenient for shopping, with Sobeys, Shoppers Drug Mart, Bone & Biscuit, Wine Rack, Subway, hair and nail salons, and more right at the entrance to the subdivision. A quick 10-minute drive down Chantler Country Road brings you to Victoria Avenue/Hwy 24, a gateway to the QEW, making trips to Hamilton or Toronto to see family a breeze.
Having Pelham as a backdoor neighbour, with its picturesque countryside and charm, adds a serene element to everyday life. There’s no need for nature sound recordings when you live here. Whether sitting on the cozy front porch or relaxing in the backyard surrounded by majestic trees, you’ll hear birds, owls, crickets, and frogs depending on the season. I’ve spent many hours walking dogs in the subdivision, enjoying chats with neighbours and impromptu dog playdates. Watching the sunrise from the front porch with my morning tea has been a peaceful way to start the day in good weather. Springtime is especially refreshing, with the windows open and the soothing sounds of nature lulling you to sleep at night. Neighbours with immaculate yards and vibrant flower beds make being outdoors even more enjoyable. I’ve loved growing tomatoes, cucumbers, peppers, and lettuce in the backyard vegetable garden. Many cherished moments were spent on the spacious cement patio, barbecuing on the gas-line-fed BBQ, dining outdoors, or sipping wine with friends and family around the fire table.
Hosting holiday gatherings and special occasions has been a joy in the open-concept kitchen, dining room, and living room area. The kitchen island, side counter coffee/wine bar, and double Maytag oven make entertaining effortless. During the pandemic, I truly came to appreciate my spacious office addition. French doors separate the office from the kitchen, creating a private, quiet workspace. The separate outside entrance to the office made it ideal for the home-based business it once supported.
Living in this home since it was built in 2000 has been an absolute pleasure. I’m confident the new owner will enjoy all the comfort, convenience, and serenity that 43 Foxtail Avenue has to offer.
Sincerely,
Lori
